Edenbrook Condominiums Architectural Guidelines

Any changes to the exterior of your unit MUST be approved by the association BEFORE work begins. Owners must submit an architectural variance request form (AVR FORM) with details and a description of the items they are looking to change or do. Even those items which have a standard scope (also attached here) should be approved prior to work being done. Interior work that changes the STRUCTURE of the condominium including plumbing, electrical or walls being removed/moved or added MUST ALSO GET APPROVAL. Please contact management with additional questions. To assist you with completing the application, we are including the AVR form, FAQs for Architectural Changes, as well as the standard scopes for various items that owners have completed in the community.

1st Floor Patio Paver Installation Scope

The below scope is intended to assist owners in their architectural approval application process.
Please note that adherence to this scope does not constitute guaranteed approval.

1. All stones should be gray slate in color
2. Stones should be 18”x24” (18” tall and 24” wide)
3. Stones should be placed 6 ½” apart from one another equally spaced for all pavers
4. Pavers must be installed evenly
5. Any additional area disturbed during the installation (i.e. turf etc.) must immediately be restored, or association will restore at owners expense.
6. All owners installing patio pavers must sign a hold harmless liability form which confirms owner responsibility for maintenance etc.

2nd 3rd and 4th Floor Balcony Screening Scope

In addition to the already approved shades from Ace Hardware, the board has also approved and established a scope for owners on the 2nd 3rd and 4th floors who wish to install screening. Please see below scope. If owners are interested in applying for this please submit an architectural request for with the information provided. You can contact management to receive the proper form while the website is under construction.

Approved Screening Scope

1. Unit owner must submit a scope of work from a licensed contractor.
Contractor to be of Unit Owners choosing.
Diagram of work to be included.
2. All framing to be white and not visible from the exterior of the building.
All screening shall be black in color.
3. Unit Owners agree to maintain enclosure including but not limited to wear and tear.
If for any reason maintenance work needs to be performed on the building and the screening does not permit access, the Unit Owner assumes
all expenses to remove and replace the screening.
4. A signed affidavit from the Unit Owner is required, agreeing to all terms, before any approval for installation will be considered.
